Use this UK landlord tax calculator to compare Income Tax on rental profits under current 2026/27 rules and the new property rates that apply from 6 April 2027.

From April 2027, property income is taxed separately at 22%, 42% and 47%. Finance cost relief on residential mortgage interest is given at 22%. These are future rates — they do not apply for 2026/27.
